Tips for Selling Your Home

Posted: September 01, 2017 at 12:00 AM by Kate Spears

We're in a seller's market right now in East Tennessee. That means there is a decreased amount of inventory compared to the number of buyers who are looking. Typically this means that homes move quickly, with buyers competing against each other through multiple offers. However, what if you're trying to sell your home and not having this type of experience?

It can be very frustrating when your home is on the market, not selling. There are some things about your home that you can't change. Location for example. Unless you have a magic wand, you can't just pick up your home and move it into a different spot. Price and condition are two things that you do have control over when looking to sell your home.

Consider your asking price. When working with a trusted real estate professional, you will receive guidance on pricing your home by determining its value through a thorough market analysis. Sometimes a different price will go a long way toward getting your home sold.

Often, the condition of your home plays a role in attracting those would-be buyers. You only get once chance to make a first impression.

Trying to go it alone? FSBO sellers who forego using a licensed real estate agent are often unaware of the simple things they can do to get their home sold. Whatever your situation, here are a few tips to get your home sold.

Get Rid Of Your Stuff -

Potential buyers don’t get a good feel for a home if it’s so full of stuff they can’t imagine the possibilities. Get as much of your stuff out of the home as you can. That means pare down wall-to-wall furniture, bulky exercise equipment, and other large items like canoes, drum sets, etc. If you have to rent a small storage place to hold your bigger stuff for the duration, do it. It’s totally worth it. If you do nothing else, minimize the clutter of knick-knacks sitting around on shelves and surfaces.

Create a Blank Slate -

Buying a home is an emotional decision. That means anything and everything can sometimes play a role in a would-be buyer's decision. Keep this in mind and try to make your home look and feel as impersonal and devoid of your influence as possible. Of course you love having photos of your family in every room, but when selling consider stashing these away. Clear the fridge of kids' drawings, dental appointment cards, etc. Make it easy for your potential buyers to imagine their stuff and their life in the space.

Think curb appeal and fresh paint. DIY or hire a landscaper to plant some flowers and to make your lawn and greenery look amazing. There are even things you can do to spruce up your outside in the dead of winter, too. Give the interior of your home a fresh coat of neutral color. Hire a service to do a thorough deep cleaning of your home. Get your carpets replaced or professionally cleaned. It’s a small investment, but completely worth it if it helps make the sale.

Stage It-

Your real estate agent can really help you get the house staged to make the sale. Listen to their advice. They know what it takes. Invest in some new towels for the bathrooms, some new sheets or a nice blanket for the bedroom, and add a seasonal touch with a cheerful fall wreath or a holiday themed floral arrangement. It makes a difference.

These are just a few tips to get your home sold no matter what the market is doing. And if you need the help of a trusted real estate professional, give us a call! You'll be happy you did.
